At The Lively at Drayton Mills, we want leasing to be simple and transparent. As you browse our availability, you may see:

Base Rent – The standard monthly rent for the apartment.
Total Monthly Leasing Price – Base Rent plus required monthly fees for a clearer view of your overall cost.

Essential Monthly Fees

The following fixed fees total $49 per month:

• Pest Control – $7
• Valet Trash – $30
• Liability Waiver (Renter’s Insurance) – $12

To estimate your full monthly expenses, add these essential fees to your Base Rent along with any optional add-ons you choose.

Add-On Monthly Fees:

• Pet Rent – $25 (per pet) 
• Detached Garage – $150
• Storage Unit – $150

The Lively at Drayton Mills is a Pet-Friendly Community!

We welcome both cats and dogs and offer a leash-free pet park and pet spa, so your pets feel just as at home as you do! 

Pet Policy

Pet Fee: $350 (non-refundable)

Pet Rent: $25 (per pet)

Policy: We allow two (2) pets per home, no exotic pets allowed.

Breed Restrictions: Pit Bulls and Staffordshire Terriers, Doberman Pinschers, Chow Chows, Rottweilers, Presa Canarios, German Shepherds, or any mix including the above breeds. 

Other restrictions may apply.

Utilities are not included in the base rent at The Lively at Drayton Mills. Water and sewer are billed based on individual usage by Oates Energy via a RUBS billing system. The resident is responsible for electricity.

The Lively at Drayton Mills does not require residents to purchase separate renter’s insurance for liability coverage. A liability waiver fee ($12 per month) is included in your community bundle, which satisfies the community’s minimum liability insurance requirement.

While additional renter’s insurance is not required, we recommend contacting an insurance provider about obtaining personal property (contents) coverage for your personal belongings.
